We do not believe that saving for a down payment should be overpowering reason you put your dreams on hold. We will work with you to help you find your dream home with a limited down payment mortgage loan. You will, not only, be able to afford a home sooner, you will probably be able to afford more home. With a limited down payment mortgage, the amount of loan you can qualify for is determined by your ability to make your monthly payments rather than how large a down payment you have saved. For most buyers, this means qualifying for a larger loan.
Buying a home is something we all dream about, usually for years. You may have saved money for a down payment, but just do not have enough saved to buy your dream home.If that is the case, a piggyback loan may be the option for you. Different than a limited down payment mortgage, a piggyback loan is actually two mortgages.The first mortgage is for 80% of the purchase price.The “piggyback” loan (or second mortgage) covers the shortfall between the purchase price and your down payment savings.
With a USDA loan, there is one small problem with it;
The area you want to purchase your house must fall into what is designated "Rural property." Buckeye, Maricopa, Queen Creek, New River, Anthem, and other outlying areas are deemed rural. Parts of Goodyear, Surprise, Apache Junction, Gilbert, Laveen, etc. are also in that area.
The following criteria is needed to qualify for a USDA Loan:
Annual Income is under $73,000
purchase a house in an approved "RURAL" area
Must be able to provide a full Documentation for approval,
You will be approved for 102% financing! 100% to the purchase of the house, and 2% to payoff the Mortgage Insurance Premium.
With some sharp and proper contractual negotiations to get closing costs... you can get close the house for nothing down. Basically purchasing the home can be done with very little out of pocket expense. If all the conditions and documentation are correct and everything is written and approved correctly, the only expenditure would be property inspection and the appraisal. Again that is assuming a straight forward owner occupied and purchase transaction and no out of the ordinary documentation or financing issues, the selling side.
But it IS possible (I have done it!)
